At Our Independent Hotel in Portsmouth, NH

The Sailmaker’s House caters to the modern and self-sufficient traveler. We encourage you let yourself in and make yourself at home. Our beautiful downtown hotel is just a short drive from the York, Ogunquit, & Kittery, ME; and Durham, Exeter, New Castle, North Hampton, & Rye, NH areas, so you can fully enjoy all the region has to offer!

All guests of our independent inn have access to high-speed wireless internet, snacks, coffee, tea, a filtered water station, and ice in our common area. We also have a selection of magazines and newspapers, and our 3-season garden area is open to all guests and features areas to enjoy a cup of coffee in the shade of our cherry tree.

As one of the most chic and small boutique hotels in the area, we provide our guests a wonderful and unique experience in addition to our scenic views and amenities. DEPOSIT

we collect a one night deposit to hold the guest room and the remaining balance will be charged the day of arrival.

Independent check-in

In lieu of keys, we issue each guest a unique access code to grant entry to the Inn and guest room(s) (HINT! Your code is the last 4 digits of your phone number!) Access codes will be active starting at 4pm on your arrival date and will expire at 11am on the day you are set to depart unless prior arrangements have been made. There’s no front desk or check in process so skip the waiting and get settled into your room upon your arrival! All rooms are clearly labeled for your convenience.

Please contact us with special requests for early check in or late check out and we will do our best to accommodate you!

Morning routine

While we don’t offer food services at The Sailmaker's House unlike some other places to stay, you can get your day started with a coffee or organic tea from the lobby. We encourage our guests to take advantage of the many exceptional culinary options Portsmouth has to offer. Check out our suggestions!

Adults preferred!

We require that all guests be at least 21 years of age to book a reservation at The Sailmaker’s House. The Sailmaker’s House may not be suitable for children under 12 years of age in terms of safety (think sharp corners and fine art!) or serenity (think “quiet reprieve”) Please contact our modern boutique hotel if you have specific questions!

No smoking

Smoking and vaping of any kind is strictly prohibited inside guest rooms and common areas both by The Sailmaker's House and the State of New Hampshire Law. Please abstain from lighting candles as any smoke may trigger the fire alarm system.

Cancellation policy

Reservations cancelled with more than 72 hours notice will be fully refunded to the card provided at time of booking (this may not apply to full house buyouts where other terms were agreed upon). All cancellations requested within 72 hours of check in are non-refundable.

Quiet, please!

Due to the age and historical nature of our building, sound can travel. We ask that all guests are quiet and mindful that they are sharing the house with others. Our independent inn is also located within one of Portsmouth’s residential and historical neighborhoods. Sound traveling beyond the property is prohibited!

Park here

Parking is first-come first-served for one car per room booked. We have parking for 2 cars side by side in our paved driveway and 7 spots in our on site lot, please be sure to park in the marked spaces for the Inn. For additional free parking within walking distance to our downtown hotel, please check the Parrott Avenue Parking Lot.

Pets

Pets are not permitted on property. While we love our pets, not all of our guests feel the same way. If a pet is in your possession and/or in your room without the consent from a member of our staff, there is a $250 mandatory cleaning fee and the pet must be removed from the property. Service animals are permitted on property by law. Service animals have been trained to perform a specific job or task to assist with a disability. Emotional support animals are not service animals per the ADA as they have not been trained to perform a specific job or task to assist someone with a disability.

Taxes & fees

By booking directly with us, you can be sure you’re getting the best price available & avoid paying hidden fees or non refundable rates to a third party booking engine. We simply charge a state mandated NH Rooms & Meals Tax at a rate of 8.5% which will be calculated and clearly noted during the booking process. Gratuities are not included but appreciated!
